Bay Creek Community Development District Fiscal Year 2009-2010 Lien Roll

There are two different CDD’s, which have similar function for the two distinct geographical areas within Pelican Landing. The Bay Creek CDD encompasses approximately 323 acres at the southeast corner of Pelican Landing. Neighborhoods within the Bay Creek CDD include: Southbridge, Bay Crest Villas, Costa Del Sol, The Pointe, Creekside Crossing, Ascot Villas, Pinewater Place, The Cottages, The Ridge and Bay Creek. The Bay Creek Community Development District (BCCDD) is governed by a five-member Board of Supervisors elected by the majority of the resident electors in the district. A professional management company – Wrathell, Hart, Hunt & Associates, LLC implements the policies of the Board. Chuck Adams is the Director of Operations of the CDD. All property owners pay for the operation and maintenance (O & M) of the CDD improvements through an annual assessment along with debt service (annual principal, interest and admin) on the BCCDD’s capital improvement bonds. In addition property owners pay a monthly fee for irrigation water use. The BCCDD utilizes the Lee County Tax Collector to collect its assessments each year. The annual assessments are added together and appear as one line in the non-ad valorem section of the property tax bill. The BCCDD fiscal year is October 1st – September 30th.
